Berlin bat le record du monde de hausse de loyers
Today in Berlin, there is an average increase of + 30% over the same period and sometimes even much more.

For example, a Berlin tenant explains that for a 73 M2 his rent would increase from 458 euro per month without taxes to 1408.75 euro per month, almost triple the starting cost.


However, in Berlin, there is a law to regulate rents: owners are not entitled to more than 10% increase and only at the time of tenant changes.
But there are several exceptions:

For example, a resident of a building covered by scaffolding explained that there was no problem with the facade before the work. Simply, if they modernize it then they have the right to significantly increase rents. They first made traces of paint and then made holes in the frontage.
In fact, the facade was damaged to less than 10%, which did not justify modernization in the eyes of the law. For the lady interviewed, the rent increase would be between 30 and 40%.

The spokesperson for a well-known real estate group (over 100,000 housing units in Berlin) says it will not get better. Berlin has an influx of people. It’s 40,000 to 50,000 people a year. That creates a housing shortage.

In Berlin City Hall, the housing manager assures that public services are not powerless in the face of these difficulties. They are trying to limit building permits for renovations and buy back buildings that are on sale. However, even if he cannot say so, owners always find a way to get around the law.
Despite promises of new measures in favour of the tenants, the latter do not calm down and today, several associations ask to expropriate the co-owners and to nationalize the housing.
